$200M Surf Resort, Pressing Forward Gracefully, Christmas JoyPark

Surf’s up in North Texas! The city of McKinney officially made waves this week, breaking ground on Cannon Beach, a $200 million surf and adventure resort at the northeast corner of Stacy Road and SH-121. Spanning 35 acres, the massive development—a partnership between the city and developer Cole Cannon—is set to transform the local landscape into a coastal-inspired destination.
At the heart of the resort will be a three-acre surf lagoon powered by world-class wave technology, complemented by a luxury hotel, a lazy river, and a mineral hot springs circuit. Beyond the water, the site will feature an entertainment hub complete with a movie theater, bowling alley, and 100,000 square feet of high-end office space. With the first phase expected to open in mid-2027, local officials anticipate the project will create over 700 jobs and provide a $2 billion economic boost to the region over the next two decades.
